TMW Maxwell has 324 homes drawn as 17 layouts: 13 base layouts and 4 PES variants on the 4th storey, each the same plan as its base layout with a private enclosed space in place of the balcony. Those 17 layouts group into 6 bands, spanning studio to 2 bedrooms, from 44 sqm (474 sqft) to 82 sqm (883 sqft).

TMW Maxwell is pre-harmonised. Every stated area is a strata area that includes the air-conditioner ledge and the balcony or PES, and for the two loft types the void over the living room. That matters for any per square foot comparison, because the quoted size here is the larger figure: set against a development whose stated areas leave the ledge out, the same home reads lower per square foot here.

TMW Maxwell is a single 20-storey residential block above commercial units from Basement 1 to the 3rd storey and three basement car park levels. Homes run from the 4th storey, where The Courtyard sits, to the 20th, in stacks numbered 01 to 20. Every unit number takes the form #storey-stack, so #11-15 is the home on the 11th storey of stack 15, and the stack by stack distribution is charted on the project info page.

TMW Maxwell Condo Unit Types and Layouts

 
Every band has the same kitchen appliances, an induction hob, a built-in combi-microwave oven and an integrated refrigerator, and the full fittings list is on the project info page. The two bedroom bands have two bathrooms; every other band has one, the lofts adding a powder room.

Flip / Switch Floorplan Layout, Types A1 to A4

Flip / Switch has 201 homes in 5 layouts, from 44 sqm (474 sqft) to 45 sqm (484 sqft). Each is one combined living, dining and master bedroom space beside a separate kitchen and a single master bath. A4 takes stack 02 from the 4th to the 20th storey; A3 takes stack 07 and stacks 09 to 14, with A3-G on the 4th storey of those stacks; A1 takes stacks 15 and 16; and A2 takes stacks 17 to 19.

The four base layouts differ in proportion rather than in any single feature. A2 and A4 are the larger pair at 45 sqm (484 sqft), and A2 gives the most space to the combined room; A1 and A3 are 44 sqm (474 sqft) and trade a little kitchen space against a little bathroom space. A3-G is A3 with a PES in place of the balcony.

1 Bedroom Suite Floorplan Layout, Types 1B1 and 1B2

1 Bedroom Suite has 34 homes in 3 layouts, each 48 sqm (517 sqft), with one bedroom and one bathroom. 1B2 takes stack 06 from the 4th to the 20th storey, and 1B1 takes stack 08, with 1B1-G on its 4th storey.

The two base layouts share a size and divide it differently: 1B1 gives more of it to the bedroom, and 1B2 more to the living and dining area. 1B1-G is 1B1 with a PES in place of the balcony.

1 Bedroom + Study Floorplan Layout, Types 1S1 and 1S2

1 Bedroom + Study has 34 homes in 2 layouts: 1S1 at 53 sqm (570 sqft) in stack 01 and 1S2 at 51 sqm (549 sqft) in stack 03, each from the 4th to the 20th storey. Both have one bedroom and one bathroom, with the study set within the living and dining area.

1S1 carries the larger kitchen; 1S2 gives more of its floor to the living, dining and study area.

1 Bedroom Loft Floorplan Layout, Types BL1 and BL2

1 Bedroom Loft has 5 homes in 2 layouts, each spanning the 19th and 20th storeys: BL1 at 79 sqm (850 sqft) in stacks 15 and 16, and BL2 at 82 sqm (883 sqft) in stacks 17 to 19. The living, dining and kitchen areas and the master bath are on the 19th storey, and the master bedroom and a powder room are on the 20th, beside a void over the living room.

Each loft has one full bathroom plus the powder room. The stated areas include the void, so BL2 is the larger of the two by 3 sqm, with slightly more space on both storeys.

2 Bedroom Premium Floorplan Layout, Type 2C1

2 Bedroom Premium has 16 homes in one layout, 2C1, at 73 sqm (786 sqft) in stack 20, from the 4th to the 19th storey. It has two bedrooms and two bathrooms, one of them the master bath.

As the only layout in its band, 2C1 has no sibling to compare against; it is the one two-bedroom home here without a second key.

2 Bedroom Dual-Key Floorplan Layout, Types 2DK1 and 2DK2

2 Bedroom Dual-Key has 34 homes in 4 layouts: 2DK1 at 81 sqm (872 sqft) in stack 04 and 2DK2 at 80 sqm (861 sqft) in stack 05, each from the 5th to the 20th storey, with 2DK1-G and 2DK2-G on the 4th storey of the same stacks. Each has a master bedroom with its own bath, a junior suite with its own bath, and a second kitchen, Kitchen 2, for two bathrooms in all.

2DK1 gives more space to the living and dining area; 2DK2 has the larger master bedroom and main kitchen. The two -G types are their base layouts with a PES in place of the balcony.

How to Read the TMW Maxwell Floor Plans

Balcony screens. A balcony or PES may be enclosed only with the approved balcony screen, a sliding system purchasers can opt into when they buy. Once installed, an owner may later have it taken down by their own contractor.

Walls. No unit has a household shelter. An owner who wants a wall left out can apply through a Purchaser Request, subject to the developer’s approval and cost.

Plan markings. W marks the washer, F the fridge, DB/ST the distribution board and storage, and A/C the air-conditioner ledge. A unit number marked with an asterisk is a mirror image of the plan drawn, as in stacks 16 and 19.
