TMW Maxwell is a mixed development: one 20-storey residential tower of 324 homes rising above a 3-storey commercial podium of restaurants and shops, with 3 basement car park levels below. Homes occupy the 4th to 20th storeys, and every level from the 4th storey up is reserved for residents.

The car park holds 184 lots plus 4 accessible lots across Basements 1 to 3, shared between residents and the commercial podium on a first-come, first-served basis, with season parking charges. The main vehicular and pedestrian entrance is along Tras Street and Cook Street.

Park on Park: sky gardens stacked from the 4th storey to the roof, holding all 27 facilities for residents

Park on Park is the tower’s defining feature: a series of sky gardens stacked up the Maxwell Road face from the 4th storey to the roof, holding all 27 of the development’s recreation facilities across 11 garden tiers. Every level from the 4th storey up is for residents only, and residents of every floor have access to every sky terrace.

FAQ

Detailed answers to the questions buyers ask most often

These answers cover what separates the unit types: what a suffix means, how two layouts in one band differ, and what each layout includes. Development-wide questions on tenure, completion and the developer are answered in the sections above.

What does the -G at the end of a unit type mean? ▼

It marks the 4th storey version of a layout, opening onto a private enclosed space (PES) instead of a balcony. Four unit types carry it: A3-G (7 units, #04-07 and #04-09 to #04-14), 1B1-G (#04-08), 2DK1-G (#04-04) and 2DK2-G (#04-05). Each keeps its base layout’s strata area, and a PES gate is provided to the units fronting the 4th storey landscaped terrace.

What does the junior suite side of a 2 Bedroom Dual-Key contain? ▼

A junior suite with its own junior bath, plus Kitchen 2 with a pull-out counter and a separate fridge and washer-dryer, so it can run independently of the main home behind the shared foyer. Kitchen 2 is 8.2 sqm in 2DK1 and 7.7 sqm in 2DK2, and the junior suite 8.4 sqm and 9.0 sqm respectively.

How do the two 1 Bedroom Loft unit types differ? ▼

BL2 is the larger at 82 sqm against BL1’s 79 sqm, with a 12.5 sqm upper-level bedroom against 11.7 sqm, and part of its dining area also rises to the full double height. Both place the living room under a 5.95 m ceiling on the 19th storey and the bedroom with a powder room on the 20th. There are 2 BL1 units and 3 BL2 units.

What separates 1S1 from 1S2? ▼

1S1 is 53 sqm with an 11.2 sqm kitchen; 1S2 is 51 sqm with an 8.7 sqm kitchen and the larger living, dining and study space, 18.7 sqm against 17.7 sqm. Both have a 10.1 sqm bedroom and a 4.7 sqm balcony, in stacks 01 and 03 respectively.

Which Flip / Switch unit types are 45 sqm? ▼

A2 and A4. A2 has the band’s largest open living, dining and sleeping space at 24.2 sqm; A4 pairs 23.7 sqm of it with a 9.7 sqm kitchen. A1, A3 and A3-G are 44 sqm.

Which unit types have a mirror in the wardrobe? ▼

Every wardrobe has one fixed mirror, apart from the wardrobe in the 2 Bedroom Premium’s second bedroom and those in the dual-key junior suites. Each bedroom, the junior suites included, has a built-in wardrobe.
