TMW Maxwell is a 99-year leasehold mixed development at 31 Tras Street, Singapore 079934, in District 2, developed by Maxwell Residential Pte. Ltd. and Maxwell Commercial Pte. Ltd., a joint venture of SingHaiyi Group and Chuan Investments. Its 324 homes occupy the 4th to 20th storeys of a single 20-storey residential block, above 11 commercial units from Basement 1 to the 3rd storey and three basement car park levels, on a site of 3,883.3 sqm (41,799.84 sqft) at a plot ratio of 5.95.
The lease runs 99 years from 28 April 2023. The Expected TOP is 30 June 2028 and the Expected Legal Completion 30 June 2031. Formwerkz Architects designed the development, with landscape by Compound Collaborative Pte. Ltd. and Vision E&C Pte. TMW Maxwell has 27 resident facilities in 11 zones, stacked from The Courtyard on the 4th storey to TMW Haven on the roof. Everything from the 4th storey upward is exclusive to residents, residents of every floor can use every sky terrace, and every sky terrace has WiFi.
The commercial units from Basement 1 to the 3rd storey have their own MCST, separate from the residential MCST, and The Commons at Basement 1 and The Stage are public spaces rather than resident facilities.

Every unit at TMW Maxwell carries the same brands: SMEG appliances, with Gessi and Roca sanitary ware and fittings. Every kitchen has an induction hob with hood, an integrated refrigerator, a built-in combi-microwave oven, an integrated dish rack, a washer-cum-dryer, and a quartz and/or engineered stone counter and backsplash with a graphite sink and mixer. Every bathroom has a quartz vanity top with basin and mixer, a mirror with storage cabinet, a shower cubicle with an overhead rain shower, and a bidet spray.
Living rooms, dining areas and bedrooms are finished in homogeneous tiles of 300 x 1200 mm and 600 x 1200 mm, with 300 x 600 mm tiles on balconies, PES and in bathrooms. Wall-mounted fan coil units serve the living and dining areas, bedrooms and study, and gas water heaters on town gas supply hot water to every kitchen and bathroom.
2 Bedroom Dual-Key units add Kitchen 2, with its own refrigerator and washer-cum-dryer and a pull-out counter with cutlery tray, and a dark grey kitchen finish.
2 Bedroom Premium units share the dark grey kitchen finish; the other four bands have light grey kitchens.
1 Bedroom Loft units, types BL1 and BL2, add a tiled internal staircase up to the master bedroom on the 20th storey, with the living room ceiling reaching 5.95 m.
Every unit has a smart home hub, an IP camera, a digital lockset and smart air-conditioner controls, and the video intercom links to the owner’s phone rather than to an in-unit monitor. The smart home, fibre broadband and web portal subscriptions are borne by the purchaser.
Every bedroom, the dual-key junior suite included, has a built-in wardrobe in melamine and/or laminate, and every unit has a built-in storage cabinet in the same finish. Each wardrobe carries one fixed mirror, except in the second bedroom of the 2 Bedroom Premium units and the junior suites of the dual-key units, and studio wardrobes are dark grey laminate with timber laminate doors.

TMW Maxwell’s 324 homes run in 20 stacks, numbered 01 to 20, from the 4th to the 20th storey, above commercial units from Basement 1 to the 3rd storey and basement car parks at Basements 1 to 3. Stacks 01 to 08 run the full height from the 4th to the 20th storey.
Stacks 09 to 14 and stack 20 stop at the 19th storey, and the Sky Gym sits above stack 20 on the 20th. Stacks 15 and 16 have no homes on the 12th and 13th storeys, where the TMW Social Club sits, which shows on the chart as a break in those two columns and is not a misprint.
The 1 Bedroom Loft units in stacks 15 to 19 take the 19th and 20th storeys together. On the 4th storey, stacks 04, 05 and 07 to 14 hold the PES variants, with a private enclosed space in place of the balcony.
